Rent Reviews, Lease Renewals
We have substantial experience in negotiating rent reviews and lease renewals on properties ranging from local retail parades, retail parks, flagship Central London stores, railway arches, leisure clubs, art galleries, care homes, bare land as well as more traditional retail, leisure, office and industrial properties. Acting for both landlords and business tenants, we have carved out a reputation for all things lease advisory across all asset classes.
Rent reviews and lease renewals require in-depth market knowledge, understanding of comparable rental evidence, forensic lease analysis, good negotiating skills and an understanding of the tenant’s business. We match all these components to achieve the best result, often finding angles through our experience which might not be obvious to others. Where agreement cannot be reached, we have considerable experience in preparing Expert Reports and Replies in respect of Arbitration and 3rd Party referrals. We have an excellent track record of results as we genuinely feel a referral to Arbitration dispute should only be necessary if the opposing party is unreasonable in its demands.
Acquisitions, Relocations & Expansion
Finding the right commercial property can be time consuming. You need to establish location, size, age and specification before even thinking about rent and lease terms. We source the most suitable properties and negotiate the rent, lease terms and rent free or other incentives. Many clients will also use our services to negotiate terms on properties they have already sourced. Given the commitment of signing a lease for 3, 5 or more years it is important to ensure these terms are right at the outset.
Lease restructuring
Leases are contractual obligations, firmly set in stone and often lasting for several years. Yet businesses constantly evolve or grow making the original lease terms unsuitable. This does not mean they are incapable of change, should those changes be acceptable to both parties. One of our core beliefs is nothing ventured, nothing gained so if a client has a desire to vary its lease, we will look at all options.
This might involve removing a break option, extending or shortening the term, splitting a property, adding more space or obtaining a capital or rent-free contribution from the landlord to invest in the property. It may even involve a complete surrender to facilitate a relocation to another property or simply wanting to exit the lease obligations and liabilities
Whatever the issue and however reluctant on side might initially be, we have successfully restructured and surrendered many leases through creative and original solutions.

We act for a range of property investors, developers and owner occupiers with regards to the acquisition and ownership of commercial property.
